Corrections, resubmittals, and after-the-fact permits.

When a permit is held up by review comments, a failed or missed inspection, or work that was built without approval, the next step is documentation. We prepare the engineering responses, revised sheets, and supporting letters for the permit record, with site visits available in Orlando and Orange County when field observation is needed.

Review comments and correction notices

  • Response letters organized point by point to the comments
  • Revised, supplemental, and detail sheets for the resubmittal
  • Calculations and clarifications requested by the reviewer
  • Coordination with your contractor or permit contact

Failed inspections

  • Correction packages built from the inspection report
  • Repair details, framing, and replacement scope
  • Documentation for the re-inspection
  • Sequencing input when other trades are involved

Missed or missing inspections

  • Field evaluations of accessible existing conditions
  • Documentation of what is present and what remains to verify
  • Letters to support the inspection record and permit closeout
  • Follow-up items identified during the evaluation

After-the-fact (ATF) permits

  • Plans reflecting existing, already-constructed conditions
  • Code-compliance documentation for the unpermitted work
  • Structural, civil, and life-safety scope as applicable
  • Submittal coordination with the jurisdiction

Code violations

  • Responses to violation notices and code enforcement letters
  • Compliance plans and supporting details
  • Documentation of corrective work
  • Scope definition for items outside the engineering work

Engineering letters

  • Engineer's letters describing observed existing conditions
  • Professional opinion letters
  • Repair recommendations and remediation plans
  • Compliance documentation for permit closeout

Send the comments exactly as they were issued.

A correction moves fastest when the file is complete. The permit record, the issued comments, and the current condition of the work usually tell us which disciplines are involved and what the response requires.

The permit record

Permit number, jurisdiction, and the review comments, inspection report, or violation notice as issued.

Existing documents

Approved or prior plan sets, survey, construction documents, and any prior engineering reports.

Current conditions

Photos of the work in place. If the property is local, we can arrange a visit to observe accessible conditions.

Schedule constraints

Dates the review, inspection, closing, or construction schedule depends on.

A defined scope before work begins.

Review outcomes and timelines are set by the authority having jurisdiction. We define the engineering scope in advance, so the response can be prepared against the actual comments rather than an estimate of them.

01

Send the comments and available records

The issued comments, inspection report, prior plans, photos, and the property address are enough to begin the review.

02

Receive the engineering scope and fee

We identify the disciplines involved, the missing documentation, and the deliverables the response requires.

03

Prepare the correction package

Revised sheets, details, calculations, and letters are prepared within the agreed scope and sealed for submittal.

04

Support the resubmittal

We coordinate with your permit contact and provide responses for follow-up comments within the agreed scope.

Before you send the file.

Every jurisdiction and every permit file is different. These are the questions we are asked most often when a project is stuck in review.

Can you respond to comments on a plan set prepared by someone else?

Send the plan set and the comments. After reviewing them, we will confirm what we can take on and what the response requires.

Is a site visit always required?

No. Many responses are prepared from the permit record, prior plans, and photos. Site visits are available for Orlando and Orange County properties when observed conditions are needed for the documentation.

How long does a correction take?

It depends on the comments, the disciplines involved, the completeness of the record, and the review queue at the jurisdiction. Deliverable dates are confirmed with the scope and fee.

Are the documents signed and sealed?

Yes. Plans, calculations, and letters we prepare are signed and sealed by a licensed Florida professional engineer and issued for permit use.

Send the comments and we will define the scope.

Include the property address, the issued comments or notices, and any available plans or photos. We will review the file and respond with the recommended engineering scope.
