Structural work
Framing, openings, repairs, and connection details designed for the site's wind conditions.
Palm Beach County is our largest market outside Central Florida. Most of the work is in West Palm Beach and Boca Raton, with projects in Jupiter and Riviera Beach as well: a mix of residential improvements and small commercial spaces.
Framing, openings, repairs, and connection details designed for the site's wind conditions.
Mechanical, electrical, and plumbing drawings for renovations and commercial spaces.
Grading and drainage plans showing elevations, drainage paths, and stormwater provisions for the site.
Coordinated sets for tenant improvements and changes of use in small commercial buildings.
In our Palm Beach files, roughly half the projects are residential improvements and the other half are commercial or mixed-use spaces. That mix changes what a reviewer focuses on: homes draw structural and drainage questions, while commercial spaces draw MEP and life-safety attention.
Our plan sets here also tend to be larger, with more disciplines and drawings to coordinate.
Openings, beams, and connections come up regularly in the comments we answer, especially where older construction is being modified.
Any change to the footprint or the grades tends to bring a drainage question with it.
Equipment schedules and electrical loads get checked closely on commercial submissions.
Missing information is a common source of review comments. We check that the drawings include the details and schedules needed to evaluate the work.
Our regular site-visit area is Orlando and Orange County. For Palm Beach County projects, we begin with photos, records, and the survey. We review whether those provide enough information and discuss any additional field documentation needed.
These records help us understand the property. If a condition cannot be confirmed remotely, we will explain what additional information or on-site evaluation is needed.
We handle the engineering for spaces inside buildings, which often means coordinating with an association's requirements on top of the permit. Tell us early, since association review has its own requirements and timeline.
Usually. Send what exists and we will tell you what can carry forward and what has to be redrawn.
Similar suites may share design details, but we still check the existing conditions and proposed use for each one. We account for any reusable work when preparing the scope and fee.
Include any permit number so we can confirm the reviewing city or county department. Photos of the existing conditions save a round of questions.
